Where a Yakima leak hides, and how you end up noticing it
A leak rarely announces itself. More often it shows up as a water bill that climbed with nothing changed in the house, a damp spot on a wall, ceiling or floor with no obvious source, a musty smell that will not go away, mold or mildew in a corner where it has no reason to grow, or a sudden drop in water pressure. Any one of those is worth a phone call.
Most of the leaks we chase turn up in the same four places. Pipes are the usual culprit, from a pinhole to a full rupture, and they bring the water damage, mold growth and high bills with them. A dripping faucet wastes a surprising amount of water over time. Toilets can leak for a long while unnoticed: a toilet that keeps running, or water pooling around its base. And a leaking water heater costs you efficiency before it costs you a floor.

Find the leak first, then fix only what is wrong
When Joe or one of the crew pulls up at your house in Yakima, Selah or Union Gap, we start with what you have seen and where. Then we trace the water back to where it is actually coming from, because the stain on a ceiling is often nowhere near the pipe that caused it. Once we know, we show you the spot and explain what is failing.
The estimate is free and local, and the price you get does not change after the fact. From there the repair is the repair: a section of pipe, a faucet, a toilet part, a fitting on the water heater. If the leak comes from the tank of the water heater itself, we will tell you straight whether it is a repair or a replacement.

Left alone, a small leak soaks framing, drywall and flooring, feeds mold and keeps adding to the water bill. Catching it early is almost always the cheaper day. Below grade
Signs your water main needs replacement
The main is the line nobody sees, so a failing one is easy to miss. Watch for these. If the main is the problem, we can pair the repair with sewer line work or a full repipe when the house plumbing is just as tired.
Recurring leaks
One repair, then another a few weeks later. When the leaks keep coming back, the main line itself may be wearing out.
Reduced pressure
A sudden drop in water pressure at every tap. Blockages, corrosion or cracks in the main can restrict the flow into your house or business.
Discolored water
Rust colored or murky water at the tap can point to corrosion inside the main.
Soggy yard
A wet or soggy patch in the yard when it has not rained is a classic sign of a leaking main.
High water bill
A bill that jumps with no change in how you use water can mean the main is leaking where you cannot see it.
